Lucknow: In a major shift aimed at strengthening transparency and curbing land fraud, the Uttar Pradesh government has announced that Aadhaar-based biometric authentication will become compulsory for all property registrations in the state from February 1, 2026.
This new requirement will apply to buyers, sellers and witnesses present during the property transaction, marking a significant overhaul of the land registry process in India’s most populous state.
What is Adhar Mandate in UP Property Registration Rule
Under the updated requirement, every property registration — including sale deeds, transfer documents and related land transactions — must be backed by Aadhaar-linked identity verification at the time of registration.

Biometric checks using fingerprints or iris data, combined with e-KYC (Electronic Know Your Customer) and e-signatures, will confirm the identity of all parties involved.
This measure will be implemented across all Sub-Registrar Offices in Uttar Pradesh, ensuring that every deed registered from February 1, 2026, onwards meets the new biometric authentication standards.
Why the Government Introduced This Change
The state administration — led by Chief Minister Yogi Adityanath — has cited several key reasons behind this new policy:
- Preventing Land Fraud: Biometric Aadhaar authentication makes it harder for fraudsters to use forged documents or fake identities to register property illegally.
- Stopping Impersonation: Requiring real-time biometric confirmation ensures that the person present during the registration is who they claim to be.
- Boosting Transparency: Embedding Aadhaar verification in the property registry process increases accountability and reduces the risk of disputes over ownership.
State Minister for Stamps and Registration Ravindra Jaiswal has emphasised that this will make land record management more reliable and fight longstanding issues related to fake registrations.
How the System Will Work
The new process will integrate existing Aadhaar systems with property registration platforms.
Key steps include:
- Submission of Aadhaar Numbers: All parties must provide their Aadhaar details before registration.
- Biometric Verification: Live biometric scanning (fingerprints or iris) will confirm identities against UIDAI (Unique Identification Authority of India) records.
- e-KYC and e-Signature: Once verified, the identity will be digitally linked to the property transaction using e-signature technology.
This systematic authentication is expected to create a robust digital trail that is harder to manipulate, thereby securing property rights better than before.
