Gandhinagar: Dholera is rapidly emerging as India’s next-generation industrial and urban powerhouse, anchored by the country’s first commercial semiconductor fabrication plant. The city, part of the Dholera Special Investment Region (SIR), is witnessing unprecedented development with new townships, hotels, and residential complexes to support the anticipated influx of professionals and global industries.
Historic Semiconductor Investment
Tata Electronics is spearheading the semiconductor revolution in Dholera with an investment exceeding ₹91,000 crore. This initiative aligns with India’s push toward self-reliance in advanced technology sectors, including semiconductors and Artificial Intelligence (AI). Prime Minister Narendra Modi had laid the foundation stone for three semiconductor plants across India on March 13, 2024, with two of them being established in Gujarat.

Smart Industrial City in the Making
Ambrish Parajiya, MD and Founder of GAP, explained that Dholera SIR is being developed as a state-of-the-art “plug-and-play” smart industrial city. Spread across 929 square kilometres—larger than Singapore’s 700 square kilometres and the NCR region’s 600 square kilometres—the city will feature 12 zones dedicated to non-polluting industries. Of the total area, 420 square kilometres will be reserved for urban planning, including modern housing, hotels, and essential amenities.
“Over the next two years, approximately 200 global industries are expected to set up their facilities in Dholera,” Parajiya said. He added that the city is projected to create around 8 lakh high-skill jobs and accommodate 20 lakh residents by 2047, fully powered by solar energy.
Planned Urban Development to Support Industrial Growth
Aastha Goswami, CEO of AGO Company, highlighted that Dholera’s Special Investment Region provides unmatched ease of doing business, particularly for manufacturing. She emphasized that India’s growing AI and semiconductor industries complement each other, forming the backbone of the country’s industrial future.
“India’s existing metro cities like Mumbai, Delhi, and Kolkata are overcrowded, concentrating skilled employment in a few regions,” Goswami said. “To truly become a global manufacturing hub, India needs planned and smart cities. Manufacturing already contributes around 70% to India’s GDP, and with AI growth accelerating, local semiconductor production is crucial.”
Supporting Infrastructure and Real Estate Development
The city’s industrial growth is being supported by new township projects, including the Akhilam Township, which will feature state-of-the-art residential and commercial infrastructure. Parajiya noted that such developments will ensure seamless integration of professional and social life for Dholera’s incoming workforce.
