Ahmedabad: The Gujarat Housing Board (GHB) has announced large-scale redevelopment of multiple integrated housing projects across Ahmedabad under the Public-Private Partnership (PPP) model. The initiative aims to replace ageing residential buildings with modern infrastructure, enhancing living standards and urban development.
The board has invited proposals for three major projects, with one foundation stone recently laid, signaling a strong push toward urban renewal.
Gota Integrated Housing Redevelopment Project
The largest project is in Gota, covering Mahatma Gandhi Colony and the Slum Clearance Cell area.
- Scope: Rehabilitation of 2,004 Economically Weaker Section (EWS) units, 1,836 Low Income Group (LIG) units, and 87 commercial shops.
- Estimated Cost: ₹504.79 crore
- Timeline: 40 months, including 4 months for approvals and 36 months for construction.
This redevelopment is expected to significantly improve housing infrastructure and living standards in one of Ahmedabad’s fastest-growing residential zones.
Naranpura Housing Redevelopment Projects
Happy Home Apartments
GHB plans to reconstruct 114 High Income Group (HIG) flats in Naranpura’s Happy Home Apartments (Blocks 18–36).
- Estimated Cost: ₹50.82 crore
- Timeline: 30 months (6 months for approvals, 24 months for construction)
Residents will benefit from larger homes, modern amenities, and safer buildings aligned with contemporary urban standards.
Nidhi Apartments
Another project in Naranpura targets 24 HIG flats in Nidhi Apartments (Blocks 32–33).
- Estimated Cost: ₹12.35 crore
- Timeline: 28 months (4 months approvals + 24 months construction)
The redevelopment will replace ageing structures with modern residential towers featuring upgraded civic infrastructure.
Surya Apartments
The Surya Apartment (Block 2, Naranpura) project recently had its bhoomi pujan performed by Union Home Minister Amit Shah, marking the formal launch of redevelopment works.
Integrated Redevelopment Model
All projects will follow a Public Housing Component and Free Sale Component model.
- Private developers will rebuild existing residential units free of cost for eligible allottees.
- Surplus land and available Floor Space Index (FSI) can be used by developers to construct additional residential or commercial units for sale, helping recover project costs.
This approach ensures modern, sustainable housing for residents while attracting private investment for urban development.
