World-Class Redevelopment by NBCC
Executed by NBCC (India) Limited, a premier Navratna CPSE, the redevelopment transforms the original 1962 structure into a modern, sustainable, and future-ready institutional complex. The building now meets global standards while preserving key heritage elements.
Built on the same plot as the original structure, the redevelopment increased the built-up area fourfold (from 10,500 sq.m. to 40,500 sq.m.) and nearly doubled occupancy capacity to over 600 people, making the facility capable of supporting both present and future regional needs.
State-of-the-Art Design and Infrastructure
The newly redeveloped WHO–SEARO complex features three interconnected towers rising 82.7 metres, with a common podium. Designed for high-level international meetings, policy deliberations, and administrative functions, it seamlessly integrates functionality, comfort, and aesthetics.
Additional features include –
- Three-level basements (13,800 sq.m.) for services and parking
- Spacious double-height entrance lobby and a 200-seat auditorium
- Modern office spaces with mezzanine floors and pantry provisions
Staff cafeteria, breakout areas, terrace gardens, gymnasium, and advanced vertical transportation

Sustainability and Heritage Preservation
The redevelopment emphasizes sustainability through –
- Rainwater harvesting, water treatment, and reuse systems
- Energy-efficient lighting and HVAC systems
- 100 kW rooftop solar photovoltaic installation
- Landscaping with drip irrigation and native, low-water-demand plants
Heritage elements from the original building, such as a 1963 mural by legendary artist M.F. Husain and Portuguese tile murals, have been carefully restored, preserving the building’s historical and cultural legacy.
A Symbol of India’s Global Health Leadership
The redeveloped WHO–SEARO headquarters stands as a symbol of India’s infrastructure excellence and commitment to public health.
