New Delhi: The Delhi Development Authority (DDA) has launched the second phase of its premium housing scheme, DDA Towering Heights, at the East Delhi Hub in Karkardooma. The project is the first residential development under Delhi’s Transit-Oriented Development (TOD) policy, designed to promote high-density, mixed-use housing around rapid transit networks.
Under the Karkardooma Housing Scheme 2026, a total of 741 flats will be offered to individual buyers on a first-come, first-served basis, while 107 flats have been earmarked for bulk allotment to eligible government institutions, including central and state ministries, universities, PSUs, and autonomous bodies.
Registration and Booking Details
The registration process for 2BHK flats began on January 8 and will continue until March 2026. Flat bookings will start on January 23, 2026 (Basant Panchami), and the scheme will close on March 31, 2026.
- Booking amount: ₹4,00,000 per flat
- Disposal price: ₹1.78 crore to ₹2.35 crore
- Payment terms: Only 75% of the disposal price is payable initially, as the flats are over 90% complete. GST, maintenance, conversion, and water charges are additional.
Applications for retail buyers must be submitted online through DDA’s Awaas Portal, with a one-time registration fee of ₹2,500 (waived for existing users). There is no limit on the number of flats an individual may book in the retail category. For bulk allotment, a minimum of 10 flats per application is required.

About the Towering Heights Project
DDA Towering Heights is a 48-storey premium residential tower, rising to 155 metres, making it Delhi’s tallest residential building. The project is being developed under the supervision of NBCC.
The East Delhi Hub, spread across 30 hectares, is being developed as a mixed-use urban centre with residential, commercial, and civic spaces around the Karkardooma Interchange Metro Station, which connects to both the Blue and Pink Lines of the metro network. It also provides easy access to NH-9, NH-24, and the Anand Vihar ISBT railway station.
Transit-Oriented Development Concept
As Delhi’s first TOD housing project, Towering Heights emphasizes high-density, mixed-use development close to public transit. The design encourages walking, cycling, and public transport use, aiming to reduce dependence on private vehicles while creating a vibrant urban environment.
The first phase of the project, launched in October last year, offered 1,026 flats, attracting around 1,500 bidders, reflecting strong demand for premium residential housing in East Delhi.
With the launch of Phase 2, DDA continues to provide modern, well-connected housing options while promoting sustainable urban development in the national capital.
