In line with Chief Minister Mr. Hemant Soren’s vision of balanced and inclusive urban development, the Jharkhand government has initiated a landmark project in Ranchi. The Urban Development and Housing Department is working on a concept plan to build Jharkhand’s largest mall alongside a modern Inter State Bus Terminal (ISBT) at Dubalia, near the Ring Road.
Urban Development Minister Mr. Sudivya Kumar has instructed officials to ensure the development of Ranchi and other cities with a strong focus on tourism and sustainable infrastructure.
Concept Plan Presented by Karnataka’s IDEC
Karnataka government’s consultancy agency IDEC presented the preliminary design to the department’s Principal Secretary Mr. Sunil Kumar. He directed the agency to revise and improve the draft by incorporating elements that promote a natural, traffic-free, and culturally enriched shopping and leisure experience. Emphasis was laid on green spaces, modernity, public safety, and cultural ambiance.
Proposed Features of the Upcoming Mall
Designed with a blend of commercial utility and leisure, the upcoming mall is planned over a total built-up area of 7.36 lakh sq ft (including the basement):
- Basement (2 levels): Parking and essential amenities
- Ground Floor: 28 shops, 7 atriums, glass-panel design
- First to Third Floors: 29 shops and 7 atriums on each floor
- Fourth Floor: 27 shops, 7 atriums
- Fifth Floor: 18 shops, 7 atriums, one restaurant
- Sixth Floor: 11 shops, 7 atriums, 4 multiplex screens, 2 restaurants
Additionally, the facility will feature a food court, event zone, exhibition area, open green spaces, and advanced security systems.
Modern Inter State Bus Terminal (ISBT) to Enhance Connectivity
The ISBT is set to become a major transportation hub with 211 dedicated bus bays, clearly demarcated for intercity, interstate, and intrastate buses.
Key Features of the ISBT Include:
- Ground Floor: 17 alighting bays, 21 intercity, 18 interstate, and 15 intrastate bays; ticket counters, ATMs, restrooms, and security rooms
- First Floor: Air-conditioned waiting lounges, dormitories, restaurants, and food kiosks
- Additional Facilities: LED display systems, bamboo crafts, hospital, workshop, petrol/diesel/CNG fuel station, and extensive car-bike parking facilities
Catalyst for Regional Economic and Tourism Growth
The integrated development of the mall and ISBT is expected to catalyze urban expansion, modern transport infrastructure, and tourism-based development across the Ring Road belt and surrounding regions.
Residents from Ranchi, Patratu, Ramgarh, Kudu, and Lohardaga will benefit from access to premium retail spaces, modern commuting options, and entertainment avenues—all within a single eco-friendly and secure location.
