DDA Opens Registrations for Janta Awaas Yojana 2025, Offering 741 Affordable Flats for EWS in Delhi

Flats at prime locations including Dwarka Mor; bookings begin January 7 with possession by July 2026

New Delhi: The Delhi Development Authority (DDA) has opened registrations for its Janta Awaas Yojana 2025, providing a new opportunity for homebuyers seeking affordable, ready-to-move-in flats in the national capital. The scheme is primarily aimed at the Economically Weaker Section (EWS) and offers flats in well-connected areas of Delhi with essential amenities.

Prime Locations and Affordable Pricing

Under the scheme, flats are available at prominent locations, including Dwarka Mor, with prices starting from ₹12.63 lakh. Many units are situated close to essential infrastructure, with some flats located barely 100 metres from metro stations, ensuring excellent connectivity.

All flats under the scheme are freehold and come with basic facilities, including parking and security provisions, making them a comprehensive housing option for EWS families.

Registration and Booking Process

Applicants are required to register online through DDA’s official Awaas portal with a one-time registration fee of ₹2,500, which is waived for existing users.

  • Individual buyers: Must apply online, with a booking amount of ₹4 lakh per flat, non-refundable but adjustable against the final disposal cost in case of successful allotment. There is no limit on the number of flats an individual can book.
  • Government institutions: Bulk applications must be submitted offline with proper authorization.

All allotments will be made on a first-come, first-served basis, ensuring fairness and transparency.

Payment and Possession Details

The flats are over 90% complete, allowing quick possession for successful applicants. Initially, allottees are required to pay 75% of the total disposal cost, with the remaining 25% payable at the time of possession, expected by July 2026.

Additional charges such as GST at 5%, maintenance, and other applicable fees are separate from the disposal cost.

Availability and Distribution

A total of 741 two-bedroom flats are available for individual buyers under the scheme, while 107 flats are reserved for bulk allotment to eligible government institutions. This makes Janta Awaas Yojana 2025 one of DDA’s major affordable housing initiatives, aimed at supporting homeownership among economically weaker families in Delhi.

With this scheme, DDA continues its efforts to provide well-connected, affordable housing, contributing to the overall goal of enhancing residential infrastructure and ensuring that affordable flats are accessible to those who need them most.
