Hyderabad: The Telangana government has appointed retired IAS officer K.S. Sreenivasa Raju as the Chairperson of the Telangana Real Estate Regulatory Authority (TG-RERA) under the provisions of the Real Estate (Regulation and Development) Act, 2016. The appointment was notified by the Metropolitan Area and Urban Development (MAUD) Department on Saturday.
The appointment comes at a crucial time when Telangana’s real estate sector is witnessing rapid growth in both residential and commercial segments. As the state’s real estate regulator, TG-RERA plays a vital role in ensuring transparency, promoting regulatory compliance, protecting the interests of homebuyers, and creating a fair and accountable real estate ecosystem.
In a separate order, the MAUD Department also appointed retired IRS officer Vemula Sreekar as the Technical/Administrative Member of the Telangana Real Estate Appellate Tribunal.
TG-RERA to Oversee Telangana’s Expanding Real Estate Sector
With Telangana emerging as one of India’s fastest-growing real estate markets, the TG-RERA Chairperson is entrusted with regulating real estate projects, ensuring timely project completion, resolving disputes between developers and buyers, enforcing compliance with the Real Estate (Regulation and Development) Act, 2016, and strengthening transparency in the sector.
The government expects the appointment of an experienced administrator like K.S. Sreenivasa Raju to further improve governance and accountability within the state’s real estate regulatory framework.
Who is K.S. Sreenivasa Raju?
K.S. Sreenivasa Raju is a retired 1999-batch Indian Administrative Service (IAS) officer of the Andhra Pradesh cadre, who later served on inter-cadre deputation in Telangana. Born on April 2, 1965, he holds a Master of Technology (M.Tech) degree and entered the IAS through promotion from the State Civil Service (SCS).
Over a distinguished administrative career spanning several decades, he served in multiple key positions including Joint Executive Officer, Deputy Commissioner, Secretary, Deputy Secretary, Joint Collector, and later Principal Secretary to the Chief Minister of Telangana.
Long Association with Tirumala Tirupati Devasthanams (TTD)
Sreenivasa Raju is widely recognised for his exceptionally long tenure as the Joint Executive Officer (JEO) of Tirumala Tirupati Devasthanams (TTD).
Serving from 2011 to June 2019, he managed the administration of one of the world’s largest and busiest pilgrimage centres. During this period, he supervised crowd management, temple administration, infrastructure development, and various public service initiatives across multiple state governments.
His tenure at TTD earned him a reputation as an efficient administrator capable of managing large-scale public institutions.
Shift to Telangana Administration
Following the change of government in Andhra Pradesh in 2019, Sreenivasa Raju moved to Telangana on inter-cadre deputation in April 2020.
He was appointed Principal Secretary, Roads and Buildings Department, where he oversaw major infrastructure projects and public works across the state for nearly four years.
Retirement and Advisory Role
After completing his deputation, Sreenivasa Raju sought voluntary retirement from the IAS, which was approved by the Central Government in June 2024.
Recognising his administrative expertise, the Telangana government immediately appointed him as Advisor to the Government on Infrastructure and Projects in July 2024, where he continued to guide major infrastructure initiatives.
Principal Secretary to Chief Minister
In May 2025, Chief Minister A. Revanth Reddy appointed Sreenivasa Raju as Principal Secretary to the Chief Minister.
In this role, he coordinated key infrastructure projects, policy implementation, and administrative clearances while serving as one of the Chief Minister’s principal advisors on governance and development.
Appointment as TG-RERA Chairperson
With his latest appointment as Chairperson of the Telangana Real Estate Regulatory Authority (TG-RERA), Sreenivasa Raju will now head the state’s real estate regulatory body.
He will oversee implementation of the Real Estate (Regulation and Development) Act, monitor compliance by builders and developers, strengthen consumer protection mechanisms, promote transparency in project registrations, and ensure greater accountability in Telangana’s rapidly expanding real estate sector.
His appointment is expected to bring extensive administrative experience to the authority at a time when the state’s housing and commercial real estate markets continue to grow rapidly.
Vemula Sreekar Appointed Tribunal Member
Alongside Sreenivasa Raju’s appointment, the Telangana government has appointed retired IRS officer Vemula Sreekar as the Technical/Administrative Member of the Telangana Real Estate Appellate Tribunal.
The appointment is expected to strengthen the appellate mechanism under the state’s real estate regulatory framework by facilitating timely disposal of disputes arising under the RERA Act.
