Mohit Bansal and the Rise of GMI Infra: How One Vision is Reshaping the Growth Story of North India

Chandigarh has always stood apart as a city shaped by planning and purpose. But in recent years, as Mohali and the surrounding regions began transforming into India’s emerging economic belt, one question became clear.

Who will build the infrastructure that supports this growth – not just today, but for decades ahead?

For Mohit Bansal, the answer turned into a mission.

A Journey That Began Before the Company

Mohit Bansal’s path into real estate did not begin in a conventional boardroom.

It began in the hills of Leh, on the roads built by the Border Roads Organisation and in the architectural lessons he inherited from his mother. Later, his academic years in the United States – where he earned dual degrees in Computer Science and Applied Mathematics – shaped his thinking with precision and a global perspective.

He had every opportunity to build a career abroad. Instead, he returned to India with the clarity that nations rise on the strength of their infrastructure.

Chandigarh became his canvas.

Between 2014 and 2018, Mohit travelled, learnt and worked closely with engineers, landowners, planners and field teams. Those years taught him something most developers overlook – infrastructure is not about land and buildings; it is about people and purpose.

In 2018, he founded GMI Infra with one commitment –

Build ecosystems that create jobs, support industries and shape better cities.

GMI Infra: The Company Built on a Conviction

GMI Infra is headquartered in Chandigarh, yet its vision is national.

The company has grown from a single idea into a development powerhouse that focuses on –

  • Large-scale commercial and industrial infrastructure
  • Sustainable and human-focused residential spaces
  • Economic growth through tech corridors, logistics hubs and free-trade zones
  • Clean, future-ready urban design

Unlike many developers who build for visibility, GMI Infra builds for impact – quietly, deliberately and without compromising long-term value.

The Projects That Define This Vision

GMI Business Park

A turning point for Greater Mohali.

Spread across approximately 90 acres, this integrated business ecosystem blends industrial zones and commercial activity. Designed with sustainability and ease of doing business at its core, it now attracts MSMEs, tech firms and high-growth enterprises.

Free Trade Zones & Logistics Parks – Across Uttar Pradesh (Upcoming)

Driving India’s next wave of industrial growth. GMI Infra has signed an MoU with the Government of Uttar Pradesh to develop free trade zones and a 200-acre logistics park. Valued at ₹500 crore and projected to is expected to scale to ₹1,000 crore, this transformative project is designed to enhance international trade, attract FDI, and foster innovation-driven manufacturing – marking a major milestone in India’s economic development journey.

 Industrial Parks in Rajasthan

GMI Infra has in its pipeline to develop two state-of-the-art industrial parks in Rajasthan, strategically planned to boost manufacturing, warehousing, and logistics capacity in the region. With a combined project value of ₹1,000 crore, these parks will feature modern industrial plots, plug-and-play facilities, wide road networks, and green-certified infrastructure.

Mohali IT Park (Upcoming)

GMI Infra is developing a next-generation IT Park in Mohali, envisioned as a future-ready hub for technology companies, startups, and global innovation teams. With an investment of ₹700 crore, the IT Park will feature Grade-A office towers, co-working zones, data-ready infrastructure, sustainable design, and a walkable, campus-style environment. Aligned with Mohali’s growing position as a technology corridor, this project will attract IT/ITES companies, create high-skilled employment, and contribute to the region’s digital-driven economic growth.

GMI IT Tower

A modern workplace in the making.

With smart automation, energy-efficient design and adjacency to institutions like ISB, Plaksha University and global IT companies, the tower is built to encourage innovation rather than just accommodate it.

GMI Elite Homes

A lifestyle-driven residential community offering 3BHK low-rise homes along the Bharatmala Highway. It reflects a simple idea – homes must feel calm, connected and thoughtfully designed.

GMI Platinum Square (Upcoming)

A milestone commercial building with high visibility and seamless access, designed to give brands a strong presence and businesses a dependable address.

GMI Sky Greens (Upcoming)

A whole new concept of vertical living that is sustainable and combines renewable energy, hi-tech water systems and health-promoting architecture.

GMI Residences (Upcoming )

It will be one of the highest residential skyscrapers in the area with luxurious accommodation right next to the GMI golf course. Designed as a private, self-sufficient, residential neighborhood suitable for modern families.

GMI IT District (Upcoming)

A vision of a Silicon Valley for North India.

R&D labs, data centres, global connectivity – a complete tech-first ecosystem designed to support India’s digital future.

Logistics, Textile & Trade Infrastructure (Upcoming)

From an approximately 100-acre logistics park in Rajpura to a 102-acre textile park in Ludhiana and a free trade zone in Lucknow in partnership with the government of Uttar Pradesh, GMI Infra is quietly building India’s next industrial backbone.

A Leader Who Builds Without Noise

Mohit Bansal’s leadership is known for its calm, methodical and people-centric approach.

Whether he is overseeing large-scale infrastructure, mentoring startups, or leading Whispering Homes and MindSci AI, his philosophy remains constant –

“Build what supports lives. Not what only looks good on paper.”

His ventures reflect this mindset

Whispering Homes

A premium home décor brand offering curated global designs and lighting solutions, trusted by hospitality giants like Hyatt, Taj and Radisson.

MindSci AI

A research-driven platform building AI tools for smart cities, policy foresight, civic analytics and sustainable governance – a bridge between data, decision-making and public planning.

Sustainability and Responsibility Beyond Projects

For Mohit Bansal, development is meaningful only when it is responsible.

Across projects, GMI Infra integrates:

  • Solar lighting and smart metering
  • Water recycling systems
  • EV-ready infrastructure
  • Green architecture aligned with GRIHA and LEED standards

He also leads the GMI Charitable Trust, supporting more than 1,200 children with education, meals and learning resources.

His initiatives in tree plantation, clean energy awareness, youth sports and cultural festivals reflect a simple belief – growth must include everyone.

Recognition That Mirrors Impact

From TiECON to BRICS CCI, TEDx to CII, and national sustainability summits, Mohit Bansal’s insights are now shaping conversations on India’s future cities.

GMI Infra’s events, including the GMI Golf Championship launched by the Hon’ble Governors of Haryana and Punjab, have positioned the company as a contributor to both infrastructure and culture.

The Road Ahead: Building India at 2047 Speed

GMI Infra has drafted a vision to cover the entire North and East India IT parks, and this will also include a strong presence in the sectors of logistics, manufacturing and tech-driven urban development by 2030.

Every endeavour resonates with India’s goals of –

  • Economic elevation
  • Intelligent and eco-friendly urbanisation
  • Industry growth that is globally competitive
  • City infrastructure powered by digital and AI

GMI Infra is in no way pursuing the trends, but instead, it is creating the strongholds on which the growth is supported.

Conclusion: A Vision That Includes More Than Real Estate

The story of Mohit Bansal is not only about the vastness of GMI Infra’s work but also the intention and the commitment behind it that make it more interesting.

In a real estate environment where buyers crave security, investors prefer clarity and cities demand guidance, GMI Infra offers rare – purposive development.

This is not mere construction.

This is the process of nation-building.

This is the vision of one leader that is already influencing the future of Chandigarh, Mohali and India’s up-and-coming economic corridors.
