Ranchi: Jharkhand’s capital is set for a major urban infrastructure push, with a proposed ₹1,795 crore development plan covering new and redeveloped markets, modernised bus terminals, a corporate office building and an interstate bus terminal.
The plan has been prepared by the Jharkhand Urban Infrastructure Development Corporation (JUDCO) under the state Urban Development Department. It includes eight infrastructure projects aimed at improving commercial spaces, public transport facilities and the city’s overall urban infrastructure.
Among the key projects are the redevelopment of Sainik Market Mall on Main Road, the redevelopment of New Market near Ratu Road Chowk, a new market complex on CIP Road in Kanke and a corporate office building in Dhurwa. The proposal also includes work on three bus terminals and an interstate bus terminal at Dubaliya.
Sainik Mall to Get Major Redevelopment
The Sainik Market Mall on Main Road will be developed on 4.6 acres with around 1,08,827 sq m of built-up area. The ₹630.53-crore project will include three basements, lower ground and ground floors, along with upper floors of up to 11 storeys, creating a more organised commercial space in central Ranchi.

New Market and Kanke to Get Modern Commercial Spaces
The New Market redevelopment near Ratu Road Chowk will be built on 2.05 acres with around 29,770 sq m of built-up space. The ₹180-crore project will include a basement, lower ground, ground and additional floor, providing modern commercial facilities for traders and residents.
A separate market complex is proposed on CIP Road in Kanke. The project will cover approximately 2.14 acres, with a proposed built-up area of around 2,94,231 square metres.
The complex will have two basements, a lower ground floor, a ground floor and five upper floors. The estimated cost of this project is around ₹95 crore.
Together, these projects are expected to reshape some of Ranchi’s established commercial locations and provide more structured spaces for businesses and shoppers.
Three Bus Terminals to Receive Upgrades
The plan also includes redevelopment and beautification of Ranchi’s major bus terminals. The ITI Bus Terminal, spread over 2.17 acres, will be upgraded at an estimated cost of ₹23.88 crore, while the 2.28-acre Government Bus Stand will be redeveloped at around ₹20.74 crore.
For both projects, the process of obtaining the required no-objection certificates from the concerned departments is underway.
The third project is the beautification of the Birsa Munda Bus Terminal at Khadgarha, for which around ₹3.75 crore has been earmarked.
The improvements are aimed at making these important public transport points more organised and convenient for passengers.
₹440 Crore Corporate Office Planned in Dhurwa
A major greenfield redevelopment project has also been proposed in the Dhurwa HEC area, where the state plans to construct a Jharkhand Corporate Office Building.
The project is currently at the design stage. The proposed building will come up on approximately 9.17 acres and will have a built-up area of around 1,25,487 square metres.
The structure will include two basements, a ground floor and six upper floors. The estimated project cost is around ₹440 crore.
The proposed corporate office is expected to consolidate government-related office infrastructure in a planned urban area and form part of the wider redevelopment of Dhurwa.
Dubaliya to Get Interstate Bus Terminal
Another major project is the proposed interstate bus terminal at Dubaliya, which has received technical approval.
The project has a total estimated cost of ₹400.42 crore. Of this, around ₹96.68 crore is earmarked for the bus terminal, while ₹303.74 crore is proposed for the associated commercial complex.
The project will cover approximately 33.51 acres of land. Around 8,000 square metres will be reserved for commercial use.
The proposed bus terminal will have a built-up area of around 1,55,679 square feet, while the commercial complex will cover approximately 7,30,751 square feet.
The development is planned to provide improved facilities for interstate passengers while also creating commercial activity around the transport hub.
A Wider Push to Modernise Ranchi
The proposed projects come amid several efforts to improve Ranchi’s urban infrastructure, traffic movement and commercial facilities. Recent city development proposals have also focused on modern markets, transport infrastructure and improved connectivity.
The ₹1,795 crore plan brings several such requirements together under a larger infrastructure framework. From market redevelopment and public transport facilities to new government office infrastructure, the projects are aimed at supporting Ranchi’s growing urban needs.
If implemented as proposed, the projects could change the appearance and functioning of several important commercial and transport locations across the city.
For residents, traders and daily commuters, the focus will ultimately be on how these proposed developments translate into better commercial spaces, improved passenger facilities, organised urban infrastructure and more efficient use of city land.
