Lucknow: The impact of the Uttar Pradesh government’s industrial development policy under Chief Minister Yogi Adityanath is becoming increasingly visible in the Yamuna Expressway Industrial Area, where the Toy Park being developed in Industrial Sector-33 is witnessing rapid progress in both investment and construction activities.
Out of 154 planned industrial plots spread across 100 acres of land, 143 plots have already been allotted, reflecting growing investor confidence in Uttar Pradesh as a preferred industrial destination.
Strong Push for Timely Project Execution
The state government’s focus extends beyond project approvals to ensuring time-bound execution of industrial projects. Transparent allotment processes, faster lease approvals, and proactive monitoring have helped accelerate development at the Toy Park, positioning the Yamuna Expressway region as an emerging hub for manufacturing and industrial growth.
The project aligns with the government’s vision of making Uttar Pradesh a “Dream Destination” for investors.

YEIDA Issues Checklists to Allottees
According to the latest progress report from the Yamuna Expressway Industrial Development Authority (YEIDA), out of the 143 allotted plots:
- 124 investors have submitted their lease plans
- 19 lease plans are still pending, with investors asked to submit documents within one month
- Checklists have been issued to 120 allottees, while issuance is underway in four cases
This step is aimed at expediting lease deed execution and construction approvals.
Lease Deeds Executed and Possession Granted
Significant progress has also been achieved in land handover. So far:
- 108 lease deeds have been executed
- 76 investors have been formally given possession of their plots
With land transfer milestones being met, the Toy Park project has moved from the planning stage to on-ground implementation.
Construction Activities Gain Momentum
Construction has already begun at the Toy Park. Building plans of 15 investors have been approved, and four industrial units have started construction work. This marks a key milestone in transforming the project from concept to reality.
The government has emphasized that timely construction is essential for job creation and local economic development.
Land Acquisition Underway for Phase-II Expansion
Under the second phase of the Toy Park project, four out of 11 plots have already been made available and published under the new development scheme. The remaining seven plots, covering a total area of 6.71 acres, are currently under the land acquisition process.
Developing a Modern Ecosystem for the Toy Industry
The Toy Park is envisioned as a comprehensive industrial ecosystem for the toy manufacturing sector. Proposed activities include manufacturing of plastic, wooden, fabric, metal, electronic, and smart toys.
The plan also includes the development of:
- Common Facility Centres (CFCs)
- Design, testing, and packaging units
- Warehousing and logistics infrastructure
Special emphasis is being placed on integrating MSMEs and startups, promoting skill development, and generating large-scale employment, with the goal of establishing the Yamuna Expressway region as a well-organized toy manufacturing hub in India.
