Raipur: The Chhattisgarh Housing and Infrastructure Development Board is planning to expand its activities beyond residential construction to include roads, bridges, sports infrastructure, public buildings, town planning and urban redevelopment.
The expansion plan was announced by state Finance, Housing and Environment Minister OP Choudhary. The initiative is aligned with the state’s broader vision of Viksit Chhattisgarh 2047 and will place greater emphasis on public-private partnerships (PPP) and other development models.
The Board is also looking to undertake infrastructure projects outside Chhattisgarh within the next two years.
Housing Projects to Be Linked More Closely to Market Demand
The Housing Board has revised its project selection approach to ensure that new residential projects are based on actual demand.
Under the revised tender conditions, projects will require 30% bookings within the first three months or 60% bookings overall.
The revised criteria are intended to bring greater attention to demand before and during the development of housing projects.
Board to Explore Infrastructure Projects Outside Chhattisgarh
The state government has set a target for the Housing Board to secure infrastructure projects outside Chhattisgarh within the next two years.
This would mark an expansion of the Board’s activities beyond its existing housing-related work within the state.
The proposed areas of work include roads, bridges, sports facilities, public buildings, town planning and urban redevelopment.
PPP Model to Support Infrastructure Development
The government is emphasising the use of public-private partnerships to support infrastructure development and reduce dependence on government budgetary resources.
Town Planning Schemes (TPS) and redevelopment models are also being considered as part of this approach.
Under the TPS model, land is developed through planned arrangements for roads, water supply and other public amenities.
Serikhedi Town Planning Project Estimated at ₹800 Crore
A town planning project at Serikhedi in Chhattisgarh, with an estimated cost of around ₹800 crore, is being taken forward through the PPP model.
The project is among the initiatives cited in the state’s broader push to use partnership-based models for planned urban development.
Planned Townships Envisaged Across All 33 Districts
The Housing Board aims to develop modern, planned townships across all 33 districts of Chhattisgarh.
The proposed townships are expected to include:
- Parks and green spaces
- Markets and commercial areas
- Community facilities
- Environmental provisions
- Electric vehicle charging stations
The proposed expansion would broaden the Chhattisgarh Housing and Infrastructure Development Board’s role from residential construction to a wider range of infrastructure and urban development activities.
