Lucknow: A new residential scheme is being planned in Hapur district as the city expands and housing demand continues to rise. The Housing Development Council has proposed developing a colony over around 100 acres on the outskirts of the city.
For the proposed project, land from 22 villages located near and around Hapur’s municipal limits is expected to be procured. The land procurement process could begin soon, after which the detailed layout and development plan will be finalised.
The proposed colony is expected to combine residential development with commercial facilities, markets and space for transportation. The plan aims to create an organised urban area while reducing pressure on Hapur’s existing densely populated parts.
100-Acre Colony Planned on Hapur’s Outskirts
Hapur has witnessed increasing construction activity and population growth in recent years. Its integration with the Delhi-NCR region and improved connectivity with Delhi through the Rapid Rail have also increased interest in residential development.
Against this backdrop, the Housing Development Council has identified land around the city’s municipal boundaries for a new housing scheme.
The proposed development will cover approximately 100 acres, with land expected to come from 22 nearby villages. Once the required land becomes available, authorities will work on the detailed structure of the colony.

Residential and Commercial Areas Together
The new colony is not being planned only as a residential area. The scheme also proposes dedicated commercial spaces so residents can access daily necessities within or close to the new development.
The planned facilities could include:

- Commercial zones and markets
- Essential facilities for residents
- Space for transportation-related facilities
The combination of housing and commercial development is intended to support more organised growth as Hapur’s urban boundaries expand.
New Development Could Ease Pressure on Existing Areas
Hapur’s growing population has increased pressure on its existing residential areas. New construction and housing demand have also pushed development towards the city’s outer areas.
The proposed colony could provide an organised alternative for future residents while supporting the expansion of the city in a planned manner.
Commercial development around the colony could also encourage new markets and business activities in the surrounding area, creating a larger urban zone outside the existing city.
Better Connectivity and Daily Facilities
Transportation facilities are also expected to form part of the proposed development. The objective is to make commuting easier for residents and provide convenient access to markets, malls and other important locations.

According to the Hapur Housing Development Officer, the city is witnessing continuous growth in population and construction activity, creating a need for new residential schemes around its expanding boundaries.
If the Housing Development Council’s proposal moves ahead as planned, the 100-acre colony could become an important part of Hapur’s future urban expansion. The project would also create additional housing options while encouraging organised development outside the city’s already populated areas.
