Lucknow: The Uttar Pradesh Awas Evam Vikas Parishad has identified 180 vacant commercial plots in Lucknow’s Awadh Vihar Yojana, opening the possibility of more business spaces in one of the city’s major planned development areas.
The plots will be offered for sale after registration with the Uttar Pradesh Real Estate Regulatory Authority (UP RERA). Each of the identified commercial plots measures 72 square metres, allowing buyers to acquire space for business activity.
The development comes as the Housing and Development Board reviews its existing schemes to identify unused properties while also preparing new residential projects in Lucknow.
180 Commercial Plots Identified in Awadh Vihar
The Uttar Pradesh Awas Evam Vikas Parishad has been examining vacant and unused properties across its different schemes following directions from Housing Commissioner Anil Dhingra.
The exercise has resulted in the identification of 180 commercial plots in Awadh Vihar. Once the required UP RERA registration is completed, the properties will be put up for sale.
The move could create additional opportunities for people looking to establish shops and other businesses in a planned urban area. The identified plots are of 72 square metres each, according to the report.
The Parishad had earlier opened registration for residential plots in different sectors of Vrindavan Yojana and Awadh Vihar Yojana. The latest exercise expands the focus from residential property to the commercial use of vacant land.

Group Housing Land Also Being Identified
The property review is not limited to commercial plots.
The Housing Commissioner has also directed officials to identify land that can be developed for group housing projects. Such projects could provide flats for a larger number of residents as Lucknow continues to expand.
A proposal for group housing is being prepared, according to the report.
At the same time, the Housing and Development Board is opening property sales through online auctions in Lucknow and other cities. The approach is aimed at bringing unused properties into active use rather than allowing valuable urban land to remain vacant.
Anant Nagar Adds Momentum to Lucknow’s Housing Plans
Lucknow’s property activity also gained momentum through the Anant Nagar residential scheme being developed by the Lucknow Development Authority (LDA).
The LDA allotted 73 residential plots through a lottery on Tuesday, completing the fifth phase of plot allotments under the scheme. The lottery was held at the Indira Gandhi Pratishthan among 1,414 applicants.
With the latest allotments, the LDA has now allotted 520 plots in the fifth phase of the Anant Nagar scheme.
The fifth phase had opened online registration from August 9 to September 9 for 520 plots in the Ashish Khand area. The authority received 8,727 applications, showing strong demand for residential plots in the scheme.
The two-day lottery covered different plot sizes. On the first day, 447 plots measuring 112.5 square metres were allotted through a draw involving 7,314 applicants. On the second day, the LDA allotted 35 plots of 200 square metres and 38 plots of 162 square metres, taking the fifth-phase total to 520.
1,700 Plots Already Allotted in Earlier Phases
The Anant Nagar scheme has attracted considerable interest in its earlier phases as well.
According to LDA officials, the first four phases resulted in the allotment of 1,700 plots through lotteries, with more than 35,000 people participating in the process.
The latest fifth-phase allotment therefore adds another significant set of residential plots to the scheme. The LDA is expected to issue allotment letters to successful applicants soon.
The authority’s website also maintains lottery-related information for Anant Nagar, including lists of successful applicants, providing an online reference point for beneficiaries.
Action Against Illegal Plotting in Mohanlalganj
Alongside new property opportunities, the LDA has continued enforcement against unauthorised development.
On Tuesday, the authority demolished four illegal plotting projects in the Mohanlalganj area. Action was taken at locations including Gram Devaha and Rani Kheda on the Maurawan Road, where unauthorised roads and construction had been developed without the required LDA-approved layout.
The illegal plotting covered around 15 bighas, involving developers including Lalit Lodhi, Shweta Devi Awasthi, Adil Mohammad and others.
The demolitions followed orders issued by the competent authority court, according to LDA officials.
Lucknow’s Property Landscape Is Expanding
The developments together show two parallel trends in Lucknow’s urban property sector.
On one side, the Housing and Development Board is bringing vacant commercial properties into the market and preparing land for possible group housing. On the other, the LDA is allotting residential plots through transparent lottery processes while taking action against unauthorised layouts.
For prospective buyers and entrepreneurs, the planned sale of 180 Awadh Vihar commercial plots could create new opportunities once the RERA registration process is completed. At the same time, the Anant Nagar allotments indicate continued demand for planned residential plots.
The broader focus is on putting urban land to productive use, expanding planned housing and commercial opportunities, and ensuring that development follows approved layouts and regulatory requirements.
