Ranchi: Jharkhand is preparing to update the master plans of 15 cities using high-resolution drone surveys, with the exercise aimed at accounting for urban expansion over the next 20–25 years.
For Ranchi, the proposed planning area may extend approximately 10 km beyond the boundary of the existing Master Plan-2037. The assessment has been prepared on the basis of a proposal from the Ranchi Regional Development Authority (RRDA).
The proposed master plans will cover existing urban areas as well as potential development zones beyond current municipal boundaries.
Drone Surveys to Map Existing Urban Areas
High-resolution drone surveys will be conducted to prepare base maps reflecting the actual condition of urban areas. These maps will cover existing roads, settlements, residential colonies, commercial areas and vacant land.
The survey findings will be used to update the master plans based on the existing extent of development and potential urban expansion over the coming decades.
Ranchi Planning Area May Extend Beyond Existing Boundary
For Ranchi, the proposed planning area is being assessed at approximately 10 km beyond the boundary of Master Plan-2037.
The proposal also envisages including areas extending:
- Around 5 km beyond municipal corporation and municipal council boundaries.
- Around 4 km beyond nagar panchayat boundaries.
The proposal concerning the expansion of Ranchi’s planning area was approved at a meeting of the Jharkhand State Planning Authorised Committee held on Wednesday, according to the source report.
Existing Master Plans to Be Updated
Jharkhand currently has 49 notified urban local bodies. Of these, 42 had their master plans prepared in 2017 using satellite imagery, while Ranchi’s master plan was prepared in 2015 using computer-aided design (CAD).
The new exercise will use drone-based surveys to obtain updated information on the actual layout and development of the cities before their master plans are revised.
₹19.86 Crore Allocated for the Exercise
The master plan exercise is estimated to cost ₹19.86 crore. The proposed funding is divided between the AMRUT 2.0 scheme and the state plan:
- ₹13.04 crore from AMRUT 2.0.
- ₹6.82 crore from the state plan.
The revised plans are intended to provide a development framework for the selected cities, taking into account their existing urban structure and potential expansion over the next 20–25 years.
