New Delhi: The Master Plan of Delhi 2047 is likely to be notified on Thursday, following final approval from the Union Ministry of Housing and Urban Affairs, according to sources. The plan is designed to provide a 20-year framework for Delhi’s planned growth, housing and infrastructure development.
The plan was cleared by the Delhi Development Authority (DDA) last week and has subsequently received final approval from the Housing and Urban Affairs Minister.
Delhi Master Plan 2047 Targets 32 Million Population
The new master plan has been prepared to accommodate Delhi’s projected population growth over the next two decades.
By 2047, the capital is estimated to have a population of around 32 million, creating the need for additional housing, transport infrastructure and urban facilities.
The plan aims to guide development in a way that supports the growing population while making better use of available urban land.

More High-Density and Vertical Development
One of the key features of Master Plan Delhi 2047 is the push towards higher-density and vertical development.
The proposed planning framework will facilitate redevelopment in existing planned areas and introduce changes related to building norms.
Key provisions include:
- Higher **Floor Area Ratio (FAR)
- Lower ground coverage
- Greater scope for additional floors
- Redevelopment of existing planned areas
- Development of around four million new homes
These measures are aimed at increasing housing capacity while making more efficient use of land within the capital.
Transit-Oriented Development to Get Major Push
The new plan also places emphasis on developing compact and mixed-use neighbourhoods around Metro and other mass-transit corridors.
Under the Centre’s revised Transit-Oriented Development (TOD) rules, high-density development will be permitted within 500 metres of Metro corridors.
This approach is intended to bring housing, workplaces, commercial spaces and other facilities closer to public transport networks.
Focus on Planned Urban Growth
Master Plan Delhi 2047 is expected to shape the capital’s development over the next 20 years by addressing its growing requirements for housing and infrastructure.
The focus on vertical development, redevelopment and transit-oriented neighbourhoods is aimed at creating a more compact urban structure while supporting Delhi’s projected population growth.
Once formally notified, the plan will serve as the broad planning framework for Delhi’s development up to 2047.
