Gandhinagar: GIFT City is set for a 15% expansion, with plans to add 161 acres to its current 1,065-acre footprint, taking the total area to over 1,220 acres, according to recent developments. The expansion reflects Gujarat’s continued push to strengthen its position as a global financial and business hub.
Expansion Through Sabarmati Riverfront and Shahpur Land Allocation
The proposed expansion will be driven by two major components:
- 31 hectares of land reclamation along the Sabarmati Riverfront
- 85 acres of government land near Shahpur village, adjoining the existing GIFT City area
According to Sanjay Kaul, the allocation process for the Shahpur land parcel is currently underway. The reclaimed riverfront land will require a separate master plan due to its unique location and development needs.

Revised Master Plan to Be Submitted Soon
Officials are preparing a revised master plan, which is expected to be submitted to the Government of Gujarat within the next four months.
This move comes after a much larger 2023 expansion proposal—which aimed to increase GIFT City’s size by over 2,300 acres—was rolled back. Authorities have now opted for a more phased and structured growth strategy, focusing on infrastructure readiness and sustainable development.
Strong Construction Pipeline and Infrastructure Growth
Alongside expansion, GIFT City is witnessing rapid construction progress:
- 1.24 million sq m of commercial space expected to be completed this year
- 2.36 million sq m of residential space nearing completion
Out of the planned 62 million sq ft total development, around:
- 6 million sq ft has already been completed
- 29.1 million sq ft has been allocated, with completion targeted by mid-2028
This indicates a strong pipeline of projects and sustained investor interest.
Global Firms Competing for Master Planning Role
As part of the expansion, six entities—including four global firms—are competing for the role of master planner. A reputed firm is expected to be appointed to design and oversee the new development phase. The riverfront expansion, in particular, will require specialized planning to integrate financial infrastructure with urban and environmental considerations.
