Lucknow: The Lucknow Development Authority (LDA) has opened registration for 3,010 residential plots under its Varun Vihar and Naimish Nagar township schemes, a day after Uttar Pradesh Chief Minister Yogi Adityanath launched the projects.
The two schemes together span 10,680 acres and form part of LDA’s planned expansion of residential development on Lucknow’s outskirts. Registration began on September 24 and will remain open until October 24, 2026, according to the LDA.
3,010 Plots Open for Registration
The initial registration covers:
- 1,926 plots under Varun Vihar
- 1,084 plots under Naimish Nagar
Varun Vihar is being developed near the Agra Expressway and Mohan Road, while Naimish Nagar is located along the Sitapur Road–IIM Road corridor in the Bakshi Ka Talab area.
Plot sizes vary across the two schemes. Varun Vihar offers plots ranging from 112.5 sq metres to 450 sq metres, while Naimish Nagar has plots ranging from 72 sq metres to 450 sq metres.
Registration Details and Land Rates
The LDA has fixed different land rates for the two schemes. The reported rate for Naimish Nagar is ₹3,800 per square foot, while Varun Vihar has rates ranging from ₹2,500 to ₹2,700 per square foot. The LDA attributed the higher Naimish Nagar rate to the cost of land acquired from farmers.
For Naimish Nagar, the authority is acquiring around 1,486.689 hectares from 18 villages in the BKT tehsil.
The registration process is being conducted through the LDA’s online platform.
Naimish Nagar to Include Multiple Urban Facilities
The Naimish Nagar scheme is being developed around the theme of Naimisharanya, with plans that include a meditation centre, education and medical hubs, a cultural city, community parks, a shopping street and an ODOP market, according to details reported after the launch.
“Naimisharanya is a symbol of our heritage. According to our tradition, 88,000 sages undertook penance and preserved India’s knowledge heritage there thousands of years ago,” Yogi Adityanath said.
The Varun Vihar scheme, meanwhile, is planned near the Agra Expressway and is expected to have connectivity to the Purvanchal Expressway. The state has also announced plans for improved road connectivity between Lucknow and Naimisharanya.
Farmers to Receive Compensation for Acquired Land
Land acquisition for the projects also involves compensation to farmers whose land is being acquired.
Reports said around ₹4,785 crore is to be paid as compensation to farmers in several villages under the Naimish Nagar scheme. The state government has said negotiations for land acquisition will be conducted directly with landowners, without intermediaries.
The two township projects were formally launched by Chief Minister Yogi Adityanath on September 24, with the combined estimated investment for Varun Vihar and Naimish Nagar placed at ₹12,000 crore.
