Raipur: The Chhattisgarh government, under the leadership of Chief Minister Vishnu Deo Sai, is developing two residential colonies in Jashpur district under the Atal Vihar Yojana, with a combined investment of ₹51.48 crore. The projects in Ginabahar village of Kunkuri block and Balachhapar village in Jashpur will comprise a total of 225 housing units for people from different income groups.

The Chhattisgarh Housing Board and Infrastructure Development Board will implement the projects across approximately 14 acres of land. The initiative aims to expand access to affordable housing beyond major cities and provide families with secure homes, planned infrastructure and essential civic amenities.

The projects are being advanced under the guidance of Chief Minister Vishnu Deo Sai and on the directions of Housing and Environment Minister and Jashpur district in-charge minister O.P. Choudhary. The state government is also working to expand residential development across all 33 districts of Chhattisgarh.

Atal Vihar Yojana to Provide 225 Homes in Jashpur and Kunkuri

The two proposed residential colonies will cater to economically weaker sections (EWS), lower-income groups (LIG) and other income categories. Along with housing, the projects will focus on planned roads, green spaces, drainage, security and other essential facilities. The government expects the developments to strengthen residential infrastructure in Jashpur district, create opportunities for local economic activity and support employment in the construction sector.

The two projects have received administrative approval, with separate budgets and housing plans designed to address the requirements of different income groups.

Kunkuri’s Ginabahar to Get 97 Houses at a Cost of ₹17.15 Crore

Under the Atal Vihar Yojana, a modern residential colony will be developed on approximately seven acres of land in Ginabahar village in Kunkuri block. The project has received administrative approval of ₹17.15 crore (₹17,15,71,000) and will comprise 97 housing units.

Of the total houses, 91 are earmarked for economically weaker sections and lower-income groups, making affordable housing a central feature of the project.

The state government has provided land to the Housing Board at a concessional rate of just ₹1 per square foot to support the development of affordable homes.

Eligible beneficiaries will also receive financial assistance under the scheme:

  • EWS beneficiaries: ₹80,000 in assistance.
  • LIG beneficiaries: ₹40,000 in assistance.

The proposed colony is located approximately two kilometres from National Highway 43 on the Kunkuri-Bagicha road. Planned facilities include internal roads, security arrangements, green spaces, drainage and other essential infrastructure.

The development is expected to become an important step towards organised residential growth in the Kunkuri area.

Balachhapar Housing Project to Get ₹34.32 Crore Investment

The second residential colony will be developed on approximately seven acres in Balachhapar village in Jashpur town. The project has received administrative approval of ₹34.32 crore (₹34,32,25,000) and will include 128 residential units along with commercial shops.

The housing allocation covers multiple income categories:

  • High-Income Group (HIG): 11 houses
  • Middle-Income Group (MIG): 20 houses
  • Junior Middle-Income Group (Junior MIG): 4 houses
  • Lower-Income Group (LIG): 55 houses
  • Economically Weaker Section (EWS): 38 houses

The project is intended to accommodate households with varying financial capacities while providing a planned residential environment. Located just 200 metres from National Highway 43 on the Raigarh Road, the colony will be developed as a modern gated residential campus.

Gardens, Children’s Play Area and Community Facilities Planned

The Balachhapar project will feature several amenities designed to improve residents’ daily lives. These include a bus stop, a community hall, a box-cricket facility, landscaped gardens, a children’s play area and commercial shops.

The planned facilities are intended to provide residents with access to recreation, community activities and everyday services within or near the residential complex. The development will also focus on organised roads, green areas, a clean environment and essential civic infrastructure.

O.P. Choudhary Pushes for Quality and Timely Housing Development

Housing and Environment Minister O.P. Choudhary has directed the Chhattisgarh Housing Board to focus on expanding residential projects and ensuring their effective implementation in Jashpur district.

The emphasis is on construction quality, transparency, timely execution and the availability of essential facilities. The government aims to ensure that residential development reaches smaller towns and block-level areas rather than remaining concentrated in major urban centres.

The proposed colonies in Kunkuri and Jashpur reflect this approach, combining housing for different income groups with planned infrastructure and modern amenities. Chhattisgarh Housing Board Chairman Anurag Singh Deo said the board was expanding affordable and quality housing projects under the guidance of Chief Minister Vishnu Deo Sai and the directions of Minister O.P. Choudhary.

He said the objective went beyond constructing houses to creating safe and organised residential environments with essential facilities. He also highlighted the importance of addressing the housing needs of economically weaker and lower-income families.

More Housing Projects Planned in Mahuatoli, Kadora and Pathalgaon

The state government is preparing to extend residential development to other parts of Jashpur district. Further housing projects are being advanced in Mahuatoli and Kadora in Jashpur, as well as Madanpur village in the Pathalgaon block.

These initiatives are intended to provide more residents with opportunities to access affordable housing and planned residential facilities.

According to Praful Choure, Executive Engineer of the Chhattisgarh Housing Board in Jashpur, bookings for the residential scheme at Madanpur village in Pathalgaon are also underway.

The booking process for the relevant housing schemes began on October 6, 2026, with October 20, 2026, set as the deadline for the first booking cycle.

Atal Vihar Projects to Strengthen Residential Infrastructure in Jashpur

The two residential colonies in Ginabahar and Balachhapar will together provide 225 homes across approximately 14 acres, backed by a combined approved investment of ₹51.48 crore. With housing options for economically weaker sections, lower-income households and higher income groups, the projects are expected to expand access to planned residential developments in Jashpur district.

The initiative is part of Chhattisgarh’s broader effort to strengthen housing infrastructure across all 33 districts, improve access to essential civic amenities and help more families realise their goal of owning a home.

Through schemes such as Atal Vihar Yojana, the board aims to provide planned housing options for different income groups, with particular attention to affordable homes for economically weaker and lower-income families.
